
A longtime Applebee’s restaurant has served its last meal after operating for three decades, with employees pointing to a sharp rent increase as the primary reason the location could no longer stay in business.
The Applebee’s Neighborhood Grill + Bar at 14830 Manchester Road in Ballwin, Missouri, permanently closed on July 24, ending a 30-year run that began in 1996. According to employees, the restaurant remained open until it sold through its remaining inventory before locking its doors for good.
Rent increase blamed for closure
An employee told local media that the restaurant’s landlord raised the property’s rent by approximately 30%, making it financially unsustainable to continue operating. The location had also experienced declining sales in recent years, creating additional pressure on the business.
The property owner has reportedly already begun seeking a new tenant for the site, marking the end of a restaurant that had become a familiar gathering place for many West St. Louis County residents. News of the closure prompted disappointment on social media, where longtime customers expressed frustration over the rent increase and the loss of another neighborhood restaurant.
Part of a broader industry trend
The Ballwin closure reflects broader challenges facing casual dining chains across the country. Rising labor, food and occupancy costs, combined with softer customer traffic, have forced many operators to reevaluate underperforming locations.
Applebee’s parent company, Dine Brands Global, has previously said it expects to close between 20 and 35 restaurants during 2026 while continuing to invest in new growth initiatives, including dual-branded Applebee’s-IHOP locations. Industry reports indicate the Ballwin restaurant is among roughly 15 Applebee’s locations that have closed so far this year.
While the closure affects only one restaurant, it underscores the financial pressures facing many longtime casual dining establishments as rising operating costs continue to reshape the restaurant industry.
